As you will see in the video we work rain or shine and on this day we had both so it was a good thing we had pre painted the cedar boards as it was a down poor briefly. The door we installed in this video is often referred to as a stamped steel carriage door as they resemble the old carriage house garage doors from a time before automobiles when the doors opened out rather than up and back into the garage like modern sectional doors. In this video we are lowering the door opening on a garage that had a 14’ tall garage door. The garage had 8’ clearance if you traveled more than 15’ into it, so the 14’ door with low headroom track was completely unnecessary and impractical offering zero value and high maintenance costs. The new shorter door is lighter, has fewer components, increase’s spring life potential significantly, eliminates the need for duplex torsion springs, reduces the load on the commercial garage door operator and having installed the proper operator with dual trolley modification this new system will far outlast its predecessor and the back-end savings for the customer will more than pay for the new garage door system over its life. This particular door runs about 50,000 cycles per year, with bi-annual (twice annually) preventative maintenance and the proper engineering that went into this “build” we have yet another "built to last" door and a happy customer.

How to select the proper commercial garage door operator. There are many styles of door operators available and there are a few important things to consider before purchasing to ensure you end up with a long lasting, functional and reliable door operator. First you need to determine what style operator you will be needing based on door and site specific conditions such as door type, track type and clearance for the operator. To keep it simple there are two basic types of operator Trolley and Side Mount. Once you have determined the type you will need to figure out what horsepower motor your application will require, this can be found through the operator manufacturer. Next you will need to determine what your power supply at the operator is or will be and if you have a choice 3 phase is much more robust. Some manufacturers such as Liftmaster have multi-voltage units which are field selectable so you only need to know your phase (single or 3 phase) unless your in Canada with 575v. With other manufacturers you will likely need to know what specific voltage and phase you require. Lastly you will need to determine how much use your operator will be getting on both an hourly and daily basis. This can be determined by checking the cycle counter on your current operator (if equipped , either internal or external) If no cycle counter is present you can calculate an estimated usage we find in our area that roughly 60-70% of occupancy is the number of vehicles on average that use the garage daily. From there you can calculate your approximate hourly usage. For example a garage with 100 vehicles will typically have 60-70 vehicles use the garage daily which come out to 120-140 cycles per day and the most of the traffic is between 6am-9am then 4pm-7pm so the maximum hourly that this garage would see would be roughly 24 cycles per hour (70 vehicles/3hr rush hour =23.3) therefore this example garage would require a 25 cycle per hr and 100+ cycle per day rated operator. Also note if this garage is only at 50% capacity these numbers should be doubled in anticipation for when the garage fills up with cars.
